We encourage everyone considering a stay at Bear Paw RV Resort to review our policies before booking. Taking a moment to look over the details can help you plan with confidence and make sure our park is the right fit for your RV stay in Eagar.

General Community Standards

Bear Paw RV Resort operates as a quiet, adult-style community where residents can relax and enjoy the surrounding area. All guests and residents are expected to conduct themselves in a respectful and neighborly manner at all times. Management reserves the right to refuse service or terminate occupancy for violations of park rules. All federal, state, and local laws must be followed.


RV and Site Requirements

All RVs must be fully self-contained. Tents or non-contained units are not permitted. Each site includes full hookups, including water, sewer, and metered electric service. Guests are responsible for maintaining their space in a clean and orderly condition at all times. Major mechanical repairs or inoperable vehicles are not allowed on site. Occupancy per site is limited to maintain a quiet community environment.


Utilities and Payments

Electric service is metered and billed separately. Monthly guests are responsible for timely payment of rent and utilities. Failure to pay may result in late fees, service interruption, or termination of tenancy.


Pet Policy

Pets are welcome but must be kept on a leash at all times. Owners are required to clean up after their pets immediately. Aggressive animals or excessive barking will not be tolerated. Pet owners assume full responsibility for their animals and any damage or injury caused.


Quiet Hours and Conduct

Quiet hours are observed from 10:00 PM to 7:00 AM. Loud music, disruptive behavior, or nuisance activity is not permitted. Illegal activity of any kind is strictly prohibited.


Vehicles and Parking

Speed limits within the park must be observed for the safety of all residents and guests. Only registered vehicles are allowed on site. Parking on roadways or vacant sites is not permitted without prior approval from management.


Safety and Liability

Guests assume responsibility for their own safety and personal property. Bear Paw RV Resort is not liable for loss, damage, or accidents occurring on the premises. All fire restrictions and local regulations must be followed.


Park Amenities and Use

Laundry facilities and WiFi are provided for guest convenience. Due to the rural location, internet service may vary. All amenities must be used respectfully and kept clean.


Right to Enforce

Management reserves the right to enforce all rules and policies, remove guests for non-compliance, and modify rules as necessary to maintain the safety and integrity of the park.


Enforcement Statement

Violation of any park rule constitutes a breach of agreement and may result in termination of tenancy without refund, in accordance with Arizona law.
